Every bridging loan is unique but typically bridging finance is arranged with terms up to 12 months. In some circumstances, you may be able to get longer terms of up to 24 months, so it is important to chat through your plans with one of our advisers to find a deal to suit your needs. 

This will hugely depend on your individual circumstances, but bridging finance can offer a faster form of finance compared to others such as a buy to let mortgage. Typically we can secure in just a few weeks but we have had applications that have completed in just a few of days. Your broker can discuss realistic timescales in your initial discussion, so it always worth getting in touch. 

Bridging finance can be used for a wide range of reasons from securing property to covering the costs of heavy refurbishment. But if the project requires renovation or building work, such as moving external walls, construction or adding an extension, this would typically require a development loan.
