Not necessarily. With many development loans, lenders will offer ‘rolled up’ terms where the interest accrued is added to the total cost of the loan and repaid when the loan is paid back in full. 

This means that you will have no monthly payments to make during the loan and the sooner you are able to repay the finance, the less interest you will have to pay.  

To spread the loan across the project and help with build costs, development finance can be split into staged payments, known as drawdowns. How the drawdowns are planned will vary project to project and lender to lender. 

Typical drawdowns include: 

  • An initial drawdown against the land value or purchase cost of the land. 
  • Wall plate – this is a drawdown to cover the basic external structural work. 
  • First fix – this covers the costs of the initial stage of construction including plastering work and electrical installation. 
  • Initial costs – this covers footing and foundation work. 
  • Wind and water – this covers windows, roof work and whatever is need to make the property wind and water tight. 
  • Second fix – this covers all of the remaining work to make the property habitable such as painting and decorating.
